Cracked Bricks Around Lintels? Here’s What’s Going On And What To Do.

As a property trader, every little detail counts especially when it comes to the structural health of a building. Recently, I came across cracked bricks around the top of lintels, and it’s a more common issue than you might think.
So, what’s going on?
Lintels are the horizontal supports you often find above windows and doors. They’re usually made of steel or reinforced concrete, and their job is to carry the weight of the bricks above so your openings don’t cave in.
Here’s the catch: steel expands and contracts with temperature changes. Over time, this expansion can put pressure on the bricks around the lintel particularly the bricks directly above it. When the steel expands, it pushes outwards and causes the bricks to crack. These cracks often appear as horizontal or stair-step fractures just above the lintel.
Should you panic?
Not necessarily. It’s usually a sign of normal thermal movement, but it can lead to more serious issues if left unchecked including water ingress and weakening of the wall’s integrity.
What to do about it?
Get a professional opinion: A structural engineer or qualified builder can assess whether the cracks are just cosmetic or if there’s a bigger problem. Sometimes the steel may be corroding, which worsens expansion.
Repair and reinforce: Cracked bricks can be carefully removed and replaced. In some cases, the lintel may need to be wrapped in a protective coating to slow corrosion or even replaced entirely if it’s badly damaged.
Install expansion joints: If your building doesn’t have them, adding expansion joints can help relieve pressure on bricks by allowing controlled movement.
Keep an eye on it: Regular inspections are key. Early detection prevents costly repairs down the line.
As with many things in property trading, a little knowledge goes a long way. Understanding why those bricks are cracking helps you manage risks and keep your properties safe and sound.
