From State House to Modern Family Home
When I first walked through the doors of this Waitaua Road property, it had all the hallmarks of a solid old state house. Built to last, it offered plenty of space, but like many homes of its era, the layout wasn’t easy to live in. The kitchen was tucked away from the living area, which meant no natural flow for family life or entertaining. The laundry was oversized, almost wasting valuable square footage, while the two large bedrooms highlighted the imbalance of space. It had everything a house needed, but not in the right places.
Reimagining the Layout
The key to unlocking this home’s potential was rethinking the interior layout. We transformed the disconnected spaces into a seamless, modern flow. The once-closed kitchen and living room became one open-plan hub, spilling naturally onto the sunny deck—perfect for relaxed living and entertaining. The oversized laundry was reconfigured, making way for a third bedroom, which added huge value and broadened the home’s appeal to families.
A Dream Project
Not all renovations run smoothly, but this one truly was a dream project. There were no major complications or unexpected setbacks, and the work was completed in just five weeks. The results spoke for themselves: within two days of hitting the market, the property went under conditional contract and settled just three weeks later.
Lessons Learned
One of the biggest takeaways from this project was the power of having the right team. With skilled and reliable people on site, I was able to step away for a few days and the renovation continued without missing a beat. That level of trust and efficiency is liberating, especially in an industry where projects can often become all-consuming.
